Over the past 4 years until March, Real Estate Investment Trusts (REITs) and Infrastructure Investment Trusts (InvITs) have amassed US$ 15.60 billion (Rs. 1.3 lakh crore), as per the Reserve Bank of India (RBI). SEBI's progressive regulatory adjustments, including reduced minimum investments and enhanced retail participation, have bolstered these investment instruments. Recent SEBI regulations for small and medium REITs aim to broaden investment scope, further stimulating growth.

SEBI's measures have attracted foreign investors, with a notable US$ 300 million (Rs. 2,500 crore) raised by an InvIT in March. The regulatory environment and initiatives like bank lending to InvITs underscore the sector's potential. With 24 InvITs and 5 REITs presently registered, stakeholders anticipate continued growth, driven by government infrastructure initiatives and evolving regulatory frameworks, making REITs and InvITs increasingly attractive investment avenues.
