India Breaks into Top 30 Transparent Real Estate Markets, Ranks 26th Globally

India has broken into the top 30 markets globally in real estate transparency for the first time and emerged as the most improved market in the Asia Pacific region, climbing five positions from 31st to 26th in the 2026 JLL Global Real Estate Transparency Index, placing it among the top five most-improved markets worldwide. Ms. Radha Dhir, CEO, India, JLL, said India set the pace for Asia Pacific this year, with steady progress that ranks it fourth-best globally over 10 years and third-best over 20 years, positioning the country to enter the highly transparent tier. Mr. Niranjan Hiranandani, Chairman, NAREDCO India, said the improvement strengthens market confidence and reflects the institutionalisation and maturation of India's real estate sector.

The rise in transparency coincided with growing institutional investment, with private equity investment in Indian real estate reaching Rs. 90,435 crore (US$ 10.5 billion) in 2025, up 17% year-on-year, and standing at Rs. 40,837 crore (US$ 4.3 billion) in the first half of 2026, up 25% year-on-year. Ms. Lata Pillai, Senior Managing Director and Head of Capital Markets, India, JLL, said this year's direct investment marked a 20-year high and represents a foundation for future growth. The strongest gain came in the regulatory and legal parameter, where India moved from 37th to 19th globally, attributed to RERA's maturation, FDI liberalisation and digitised land registries, while office REIT stock rose 58% to 164 million sq. ft by 2026.
