India's listed REITs distribute US$ 262.68 million in Q2 FY26 as AUM rises to US$ 26.48 billion

India’s five publicly listed Real Estate Investment Trusts (REITs) distributed Rs. 2,331 crore (US$ 262.68 million) to over three lakh unitholders in Q2 FY26, according to the Indian REITs Association. The total gross assets under management stood at approximately Rs. 2,35,000 (US$ 26.48 billion) in the Q2 FY26. As mandated by the Securities and Exchange Board of India, REITs must distribute at least 90% of their taxable income, which can include dividends, interest, amortisation of debt from special-purpose vehicles, other income, or a combination of these. Excluding Knowledge Realty Trust, which was listed on August 18, 2025, the remaining four REITs distributed Rs. 1,645 crore (US$ 185.37 million) in Q2 FY26, reflecting a 19% YoY rise. Knowledge Realty Trust distributed Rs. 690 crore (US$ 77.76 million), while Embassy Office Parks REIT distributed Rs. 617 crore (US$ 69.53 million), an 11.57% increase YoY.
Mindspace Business Parks REIT and Brookfield India Real Estate Trust reported distributions of Rs. 355 crore (US$ 40 million) and Rs. 336 crore (US$ 37.86 million), rising 16.3% and 52.2% YoY, respectively. Nexus Select Trust, the only listed retail REIT in India, distributed Rs. 333 crore (US$ 37.53 million), up 10% YoY. The Managing Director and Chief Executive Officer of Brookfield India Real Estate Trust and Chairperson of the Indian REITs Association, Mr. Alok Aggarwal, said the Q2 FY26 performance highlighted the strength, transparency, and resilience of Indian REITs. He added that the addition of the fifth REIT reflects growing maturity and investor confidence in the asset class. Together, the five REITs manage 176 million square feet of grade A office and retail assets across India and have cumulatively distributed over Rs. 26,700 crore (US$ 3.01 billion) since inception, with a combined market capitalisation crossing Rs. 1,60,000 (US$ 18.03 billion) as of November 14, 2025.
