India’s office market leads workplace transformation in Asia-Pacific

India’s office market is undergoing a structural transformation as occupiers increasingly prioritise inclusivity, sustainability, wellness, and technology-enabled spaces, according to Colliers’ 2026 Asia Pacific Workplace Insights report. Despite global economic challenges, demand for Grade A offices across India’s top seven cities is projected to reach nearly 70 million sq. ft. in 2025, supported by an expected new supply of 60 million sq. ft. Over 80% of the upcoming supply is anticipated to be green-certified, signalling developers’ strong commitment to environmental goals. Managing Director, Colliers India, Mr. Arpit Mehrotra, said the next phase of workplace evolution will be defined by sustainability and quality, with flexibility remaining central to occupiers’ strategies as hybrid work models and return-to-office trends converge.
Flexible spaces are now integral to India’s office ecosystem, accounting for nearly 20% of overall demand, said National Director, Colliers India, Mr. Vimal Nadar. The report also found that 47% of organisations across the Asia Pacific have adopted hybrid work policies. However, many still retain traditional office norms. Inclusivity and generational diversity are key focus areas, with 44% of Indian firms implementing strategies to accommodate multi-generational workforces. Sustainability collaboration between tenants and landlords remains strong, with India ranking second in Asia Pacific at 67%. Technology, particularly artificial intelligence (AI), is reshaping office management from energy optimisation to workspace automation. Colliers concluded that companies integrating flexibility, design, and data-driven technology into workplace strategy will be best positioned for long-term productivity and employee engagement.
