Private investment in Indian real estate up 32% to US$ 4.15 billion (Rs. 35,300 crore): Knight Frank

Indian real estate attracted US$ 4.15 billion (Rs. 35,300 crore) in private equity (PE) investments in 2024, marking a 32% annual increase, according to Knight Frank India’s 'Trends in Private Equity Investment in India 2024' report. The warehousing sector was the leading recipient, accounting for 45% of the total investments, followed by the residential sector at 28% and the office sector at 26%. PE investments in the residential sector more than doubled to US$ 1,177 million (Rs. 10,012 crore), reflecting growing investor confidence driven by sustained end-user demand. Meanwhile, warehousing received US$ 1,877 million (Rs. 15,966 crore), and office properties attracted US$ 1,098 million (Rs. 9,340 crore). 

Mumbai was the most preferred destination, capturing 50% of the total PE investments in Indian real estate. The UAE was the largest source of capital, contributing US$ 1.7 billion (Rs. 14,460 crore), or 42%, of the total inflows, followed by Indian investors who deployed US$ 1.3 billion (Rs. 11,058 crore) (32%). Singapore-based institutions and funds invested approximately US$ 633.7 million (Rs. 5,390 crore). Knight Frank India’s Chairperson & Managing Director, Mr. Shishir Baijal, noted that economic stability and consistent growth have driven investments over the past decade, with the warehousing sector benefiting from e-commerce and organization expansion. Despite a dip in the office segment, India's commercial real estate market remains resilient due to factors like the return to workplaces and strengthening rental values.
