Tata Power Trading Company Limited, a wholly owned subsidiary of Tata Power, has partnered with Keppel Limited and Tata Realty and Infrastructure Limited to deploy a large-scale Cooling-as-a-Service (CaaS) solution at Intellion Park in Chennai. Located in Taramani’s IT corridor and spread across over 25 acres, the project will feature a total installed cooling capacity of 12,100 tonnes of refrigeration (TR). Scheduled to become operational by October 2026 under a 15-year contract, the initiative is designed to significantly enhance energy efficiency in commercial infrastructure. The deployment is expected to reduce overall energy consumption at the facility by more than 20%, supported by high-efficiency systems and optimised lifecycle operations.
At the core of the project is an AI- and ML-driven Operations Nerve Centre developed by Keppel, enabling real-time monitoring, predictive analytics and dynamic optimisation of cooling performance. The system is expected to improve operational reliability, sustainability and efficiency across the campus, which already sources green power from Tata Power. The collaboration brings together Tata Power’s energy expertise, Keppel’s technological capabilities and Tata Realty’s asset management strengths, positioning CaaS as a scalable model for large commercial and industrial developments. The partners indicated that the initiative could expand to include broader HVAC systems in the future, reinforcing the shift towards energy-efficient and low-carbon infrastructure solutions in India’s growing commercial real estate sector.
